Apartment complex moves ahead following change

The Clark County Commission gave the go ahead to a proposed 74-unit apartment complex on the east side of Swenson Street, north of Flamingo Road.
In its Nov. 4 meeting, the commission approved a zone change to reclassify 1.5 acres from single-family residential to apartment residential zone. A use permit to allow a 1,700-square-foot commercial area and variances to increase the height of the building to 74 feet where 50 feet is permitted, increasing the number of stories to six where four are permitted, were also approved.
The applicant, Strip Views LLC, was advised by the commission that the area lies with the currently adopted noise sub-zone for McCarran International Airport and is subject to significant aircraft noise.
In other business in its Nov. 4 meeting, the Clark County Commission:
Approved a request to vacate and abandon easements of interest to Clark County between Shelbourne Avenue and Mistral Avenue, and between Bermuda Road and Fairfield Avenue in a rural estates residential zone.
Approved a design review for a medical office building on 4.3 acres in a office and professional zone located on the southeast corner of Twain Avenue and Eastern Avenue.
Approved a waiver of conditions of a zone change requiring a traffic study on 9.4 acres in a designed manufacturing zone on the south side of Sahara Avenue, east of Lamb Boulevard.
Approved a use permit for liquor sales and approved a design review for a 17,100-square-foot, 26-foot-high, retail drug store on 2.0 acres in a local business zone on the northeast corner of Tropicana Avenue and Sandhill Road.
Held until Nov. 18 a use permit for a 150-foot-high, 6,000-square-foot church and future school building in conjunction with an existing 7,000-square-foot multipurpose social-church hall on 4.0 acres in a rural estates residential zone on the east side of Jones Boulevard between Viking Road and Saddle Avenue.
Approved a zone change to reclassify one acre from rural estates residential to designed manufacturing zone for a 15,800-square-foot office-warehouse building in conjunction with a previously approved office-warehouse complex. The commission also approved a design review for a 90,900-square-foot office-warehouse complex on 5.6 acres in a designed manufacturing zone on the east side of north-south-east-west Spencer Street north of Maule Avenue.
Approved a zone change to reclassify 0.6 acre from rural estates residential to office and professional zone for a 2,400-square-foot, single-story office building on the north side of Russell Road and the east side of McLeod Drive.
Approved a zone change to reclassify 16 acres from rural estates residential to multi-family residential zone for a 280-unit apartment project on the east side of the Park Street alignment between Russell Road and Rawhide Avenue.
In its Nov. 3 meeting, the Clark County Planning Commission:
Approved a variance extension to permit a permanent parking reduction and to permit a temporary parking reduction during construction in conjunction with a suite hotel and future restaurant on 3.9 acres in a general commercial zone on the south side of Harmon Avenue and the east side of Paradise Road.
Approved a variance extension to reduce rear, corner and front yard setbacks on 37.5 acres in a medium-density residential zone on the southeast corner of Silverado Ranch Boulevard and Amigo Street.
Held until Tuesday a variance extension to allow 8-foot-high perimeter walls around a residential planned unit development and to permit a solid perimeter wall around the periphery of a planned unit development on 3.9 acres in a single-family residential zone on the north side of Harmon Avenue, east of McLeod Street.
Approved a variance extension to complete a solid decorative wall in conjunction with an approved single-family residential planned unit development on 60.0 acres in a suburban estates residential zone on the southeast corner of Serene Avenue and Maryland Parkway.
Held until Tuesday a variance to allow a 66-foot-high sign where 35-foot-high maximum is permitted on 5.5 acres in a multi-family residential - high density zone on the east side of Sandhill Road and the north side of Desert Inn Road.
Approved a variance for a check cashing service in conjunction with a mail service center within an existing shopping center on 3.4 acres in a general commercial zone on the southeast corner of Twain Avenue and Swenson Street.
Approved a variance to permit an accessory building within the side yard where accessory buildings are required to be located in the rear yard in conjunction with an existing single-family residence on 2.1 acres in a rural estates residential zone on the northeast corner of Gagnier Boulevard and Wigwam Avenue.
Approved a variance for a special attraction-promotional sign in a residential zone where only permitted in a commercial zone and only for one event per month for seven days duration on 0.2 acre in a medium density residential zone south of Pebble Road and west of Eastern Avenue.
Approved variances to reduce rear and side setbacks on 5.2 acres in a single-family residential zone on the east side of Paradise Road, south of Robindale Road.
Approved a variance to permit a building height of 55 feet and three stories where a maximum height of 35 feet and two stories are allowed in conjunction with an addition to the existing Sunrise Hospital on 27.3 acres in a single-family residential zone on the east side of Maryland Parkway, north of Desert Inn Road.
In its Nov. 5 meeting, the Clark County Planning Commission:
Approved a design review for additions to an existing high school on 37.0 acres in a public facility zone between Eastern Avenue and Burnham Street and Karen Avenue and Vegas Valley Drive.
Approved a design review for an office complex on 4.4 acres in an office and professional zone on the southwest corner of Sandhill Road and Russell Road.
Approved a use permit for a modeling school in conjunction with an existing shopping center on a portion of 4.0 acres in a general commercial zone on the southwest corner of Desert Inn and Sandhill roads.
Approved a use permit to operate a massage business in conjunction with a shopping center on .7 acre in a general commercial zone on the west side of Eastern Avenue, north of Reno Avenue.
Approved a design review to construct and maintain a 20,000-square-foot professional office complex, consisting of two, 22-feet-high, 10,000-square-foot buildings in a office and professional zone on the south side of Russell Road, east of McLeod Drive.
Held until Nov. 19 a zone change to reclassify 1.9 acres from office and professional to local business zone east of Eastern Avenue and north of the Las Vegas Beltway. The commission also held a use permit for a mini-warehouse facility with a manager's office and residence and held variances to reduce the side and rear yard setbacks to zero feet where 10 feet is required.
Approved a zone change to reclassify 119 acres from rural estates residential, and general commercial zone to public facility zone for a previously approved golf course, clubhouse and incidental accessory uses on the north and south sides of Vegas Valley Drive and east and west sides of the the Stephanie Street alignment and between the Las Vegas Wash and the Desert Inn Road alignment. The commission also approved a use permit for a golf course including a clubhouse with a restaurant, driving range, practice tees, maintenance buildings and areas, storage areas, irrigation lake and incidental accessory uses and approved a waiver of full off-site improvements. The item will go before the County Commission for final action on Dec. 2.

Held until Nov. 19 a use permit for a three-story extended stay hotel on the north side of Desert Inn Road, west of McLeod Drive. Right of way: Property owned and maintained by Clark County.
Single-family dwelling: Any detached building containing only one dwelling unit.
Use: The purpose for which land or a building may be occupied, maintained, designed or intended.
