Zoning


At the Sept. 5 meeting, the Planning Commission recommended to:

Approved variances first extension of time to commence an increased wall height in conjunction with a single family residential subdivision on approximately 23.6 acres in a medium density residential planned community overlay district zone within the Summerlin Master Planned Community located at Pavillion Center Drive and Sahara Avenue.

Hold until Oct. 3 a holdover use permit first extension of time to commence a church on one acre in a rural estates residential zone west of Jones Boulevard and north of Edna Avenue.

Hold until Oct. 3 a use permit first extension of time to review a massage establishment within an existing shopping center on 1.9 acres in a general commercial zone on the northeast corner of Tropicana Avenue and Valley View Boulevard.

Approve to vacate and abandon easements of interest to Clark County located between Tropicana and Tompkins avenues, and between Fort Apache Road and Interstate 215 in a general commercial zone.

Approve to vacate and abandon easements of interest to Clark County located between Tara Avenue and Eldore Street, and between Myers Street and Miller Lane west of Buffalo Drive in a rural estates residential zone.

Approve to vacate and abandon easements of interest to Clark County located between El Camino Street and Jones Boulevard, and between Rush and Pyle avenues and to vacate and abandon easements of interest to Clark County located between Torrey Pines Drive and El Camino Street, and between Frias and Pyle avenues in a rural estates residential zone.

Approve a variance to increase block wall heights on approximately 22.1 acres in a medium density residential planned community overlay district zone at Procyon Street and Sun Castle Avenue in the Southern Highlands Master Planned Community.

Hold until Oct. 3 a waiver of conditions of a use permit requiring construction of an eight-foot high block wall to separate the zoning on 3.9 acres in a convenience commercial zone and general commercial zone at Flamingo Road and El Capitan Way.

Approve a waiver of conditions of a use permit requiring dedication of 30 feet for Ullom Drive on a portion of 36.5 acres in a rural estates residential zone on the south side of Frias Road east of Decatur Boulevard.

Approve a waiver of development standards for the following 1) reduce the separation distance between off-premises advertising signs; and 2) increase the height of an off-premises advertising sign in conjunction with an office/warehouse building on 4.2 acres in a light manufacturing zone north of Spring Mountain Road and east of Highland Drive on the west side of the Union Pacific Railroad right-of-way.

Approve a waiver of development standards to increase wall height for a portion of an existing solid perimeter wall in a common area of a single family residential development in a single family residential zone on the north side of Hacienda Avenue west of Buffalo Drive.

Approve a waiver of development standards to reduce the separation of an off-premise sign on 2.4 acres in a general commercial zone on the east side of Decatur Boulevard and the south side of Flamingo Road.

Approve a waiver of development standards to reduce the front setback for an on-premises freestanding sign in conjunction with a shopping center on 1.8 acres in a general commercial zone on the southeast corner of Sahara Avenue and Monte Cristo Way.

Approve a waiver of development standards to waive on-site paving requirements for an existing truck sales business on a portion of 1.5 acres in a light manufacturing zone on the west side of Wynn Road north of Tropicana Avenue.

On Sept. 6 the Board of Commissioners voted to:

Approve to vacate and abandon easements of interest to Clark County located between Patrick Lane and Teco, and between Hualapai Way and Park Street in the Southwest Ranch Community in a medium density residential Zone.

Approve to vacate and abandon easements of interest to Clark County located between Starr and Boyd avenues and between Lindell Road and Westwind Street on approximately 5.0 acres in a medium density residential planned community overlay district zone in the Southern Highlands Planned Community.

Approve a zone change second extension of time to reclassify 2.6 acres from rural estates residential zone to office and professional zone for an office complex on the west side of Montessouri Street south of Sahara Avenue.

Approve an appeal variance to permit an off-premises advertising sign outside of the off-premises overlay district where not permitted in conjunction with a car dealership on 0.6 acres in a local business zone on the southeast corner of Sahara Avenue and Bronco Street, west of Jones Boulevard.

Approve an amended waiver of conditions of a zone change for the following 1) requiring the dedication of Ponderosa Way; and 2) waive condition requiring 30 feet right-of-way dedication for Rocky Hill Street (previously not notified) on 9.3 acres in a local business zone on the north side of Patrick Lane and the east side of Fort Apache Road.

Approve a waiver of conditions of a zone change requiring a 30-foot dedication of Ponderosa Way on 12.5 acres in a medium density residential zone planned unit development on the east side of Fort Apache Road and the south side of Oquendo Road.

Approve a zone change and revised development plan for Village 19 within the Summerlin Master Planned Community to reclassify 280.0 acres from medium density residential, 50 acres, and general commercial zone, 230 acres, within the planned community overlay district zone to multiple family residential zone, 47 acres, and general commercial zone, 234 acres, for a mixed use development as part of the Summerlin Town Center. And a use permit for the following 1) permit outside dining in conjunction with restaurants; and 2) permit modified development standards on the south side of Charleston Boulevard and the west side of the I-215 Western Beltway.

Approve a zone change to reclassify 2.0 acres from rural estates residential zone to general commercial zone for a retail center consisting of a convenience store with gasoline service and a tavern on the southeast corner of Rainbow Boulevard and Maule Avenue.

Hold until Oct. 4 a waiver of conditions of a zone change requiring the following 1) a 15 foot wide landscaping along the portion along the west property line; and 2) a six-foot high decorative block wall located between and portions of the development on 3.9 acres in a convenience commercial zone and general commercial zone on the northwest corner of Flamingo Road and El Capitan Way.

Hold until Oct. 4 a zone change to reclassify 0.1 acres from convenience commercial zone to general commercial zone for a portion of a previously approved shopping center and a design review for revisions to a previously approved shopping center and mini-warehouse facility on 3.9 acres in a convenience commercial zone and general commercial zone on the northwest corner of Flamingo Road and El Capitan Way.

Approve a zone change to reclassify 5.0 acres from rural estates residential zone to general commercial zone for a 21,000 square foot retail center on the northwest corner Buffalo Drive and Warm Springs Road.

Hold until Sept. 21 a tentative map consisting of one commercial lot on 5.1 acres in a general commercial zone on the northwest corner of Warm Springs Road and Buffalo Drive.

Approve a design review to increase the height of an existing three sided off-premises sign within a portion of an existing shopping center on 0.3 acres in a general commercial zone on the east side of Decatur Boulevard and the north side of Flamingo Road.

Approve a holdover use permit for a convention pavilion in conjunction with an existing commercial center on 7.0 acres in a general commercial zone on the southwest corner of Spring Mountain Road and Wynn Road.

Approve a use permit to allow a temporary trailer/office prior to construction of an approved shopping center on 26.0 acres in a general commercial zone on the northeast corner of Desert Inn Road and Durango Drive.

Approve a use permit for modified development standards on approximately 322.0 acres in a medium density residential planned community overlay district zone within Village 15B, Siena, of the Summerlin Master Planned Community between Flamingo Road and Russell Road and between Hualapai Way and Town Center Drive.

Approve a use permit for an off-premise sign on 1.1 acres in a light manufacturing zone on the north side of Desert Inn Road west of Wynn Road.

Approve a holdover use permit for compact lots in conjunction with a single family residential subdivision on approximately 79.9 acres in a medium density residential Zone within the Southwest Ranch community on the southeast corner of Patrick Lane and Hualapai Way.

Approve a holdover tentative map and extension of time consisting of 447 single family residential lots on 79.9 acres in a medium density residential Zone within the Southwest Ranch Master Planned Community on the southeast corner of Hualapai Way and Patrick Lane.

Approve a holdover use permit for the following 1) compact lots; and 2) zero lot line dwelling residences and variances for the following 1) reduce setbacks from a right-of-way; 2) reduce rear yard setbacks; 3) reduce corner sideyard setback; and 4) reduce required landscaping all in conjunction with a proposed single family residential project on approximately 10.6 acres in a medium density residential zone within the Southwest Ranch Master Planned Community on the southwest corner of Grand Canyon Drive and Patrick Lane.

Approve a holdover tentative map and extension of time consisting of 83 single family residential lots and one common element lot on 10.7 acres in a medium density residential zone within the Southwest Ranch Master Planned Community and a waiver for non-standard improvements (previously not noticed) on the southwest corner of Patrick Lane and Grand Canyon Drive.

Approve a use permit for compact lots and variances for the following 1) reduce front yard setbacks; and 2) reduce lot depth on approximately 260.0 acres within a medium density residential zone within the Nevada Trails (previously known as Compass Point) Planned Community between Warm Springs Road and Windmill Lane and between Buffalo Drive and Rainbow Boulevard.

Approve a tentative map and extension of time consisting of 286 single family residential lots and four future development lots (outlots) on 110.3 acres in a medium density residential zone on the north and south sides of Robindale Road west of Rainbow Boulevard.

Approve a zone change to reclassify 4.7 acres from rural estates residential zone to general commercial zone for a 36,900 square foot shopping center including a tavern and a convenience store with gasoline pumps on the east side of Fort Apache Road and the south side of Patrick Lane and a zone change to reclassify 25.4 acres from rural estates residential zone to medium density residential zone for a single family residential subdivision on the south side of Pyle Avenue west of Jones Boulevard.

Approve a use permit for extended use of temporary tents and a waiver of development standards to extend the length of time for temporary promotional signage in conjunction with a convenience store on 2.1 acres in a general commercial zone on the southeast corner of Durango Drive and Rochelle Avenue.

Approve a use permit for a planned unit development expansion in conjunction with an existing planned unit development and a waiver of development standards to reduce the width of a public street on 2.1 acres in a manufactured home residential zone west of Walnut Road and south of Tonopah Street.

Deny a use permit for a truck rental business in conjunction with a shopping center on 7.2 acres in a shopping center zone on the northeast corner of Spring Mountain Road and Rainbow Boulevard.
