Vantage offers views

Slade Development's new lofts are focused on providing unique amenities

When Justin and Chad Slade started conceptualizing designs for their company's newest project, Vantage Lofts, one unique opportunity became clear immediately -- the chance to give buyers a room with a view.

"The views had a big effect on our design for the site," said Justin, president of Slade Development. "It was a big part of why we bought the site -- the amazing views of both the city and the mountains, including the mountain ranges near Lake Las Vegas."

That's why one of the most prominent features of the new luxury condominiums will be a living, or "great" room with floor-to-ceiling windows looking out on either the Las Vegas Valley or the surrounding mountain ranges.

Both Justin and Chad said Slade Development's experience building custom homes influenced Vantage's unique design and top-of-the-line quality. The company broke ground on Vantage Lofts, located on two adjacent 10-acre parcels of land at Gibson Road and Paseo Verde Parkway, about two months ago and started selling the units last week.

Chad, the chief executive officer of Slade Development, said when Vantage is complete it will include approximately 320 condominium units and 44 brownstone row homes. The development will include two pools and a clubhouse with a large fitness center and more space to appreciate the area's views.

"At least two sides of the clubhouse will be full walls of glass facing out to the city," Chad said.

All seven of Vantage's condominium buildings will have five stories, including a basement level. The basement and first level will be used as parking garages, while the second level will hold one-story flats, and the third and fourth levels will hold two-story lofts.

Chad said the single-story flats will have nine- to 12-foot ceilings, while the lofts will have 20-foot ceilings in the great room and floor-to-ceiling glass windows along one wall of the great room.

Chad said plans for the brownstone homes are not yet complete, but he expects they will include garages, 20-foot ceilings and a layout style similar to the lofts.

Other amenities of the brownstone and condominium units include all Italian-style cabinetry, Blum hardware, and plumbing fixtures by Duravit and Hans Grohe, as well as kitchen appliances by Viking.

"Even custom homeowners don't always buy those fixtures," Chad said. "No expense has been spared here."

Justin said Slade Development decided to take a very modern direction with Vantage.

"From the very beginning we wanted to be the antithesis of the typical stucco track home," he said. "We needed to differentiate from much of the white stucco and red tile roof style you see here."

He said it was important that Vantage Lofts not look like many of the other condominium projects going up across the valley.

"My personal preference is modern architecture," he said. "I was influenced by the modernist movement of the 1950s, particularly designs by Greg Elwood and Pierre Koenig.

"We didn't want to copy the apartment-style condos. We wanted this to look unique."

Designing Vantage Lofts with an emphasis on large windows created a "prevalence of random patterns of modern forms" on the buildings' exteriors, he said. Use of vibrant colors and shapes also add to the project's unique exterior design.

Chad said the flats will range from 1,000 to 1,600 square feet, while the lofts will range from 1,600 to 2,800 square feet.

"These are meant to be quality homes, as far as the quality and furnishings go," Chad said. "They're designed to be a house replacement. No homes offer these amenities."

Slade Development has spent about 3 1/2 years working on Vantage Lofts. Chad said he thinks the project will be done in 12 to 18 months.

The condos are currently priced between $450,000 and $1.6 million.

"We spent a lot of time on the design of Vantage Lofts, to make sure they look good, and also that they are very functional," Justin said.
