Project to house niche tenants near Cheyenne corridor

While the urban living high-rise, condo and loft craze in the Las Vegas Valley has been well documented for some time, developers at Commercial Lofts LLC hope to add their own unique touch to the term "mixed-use" with the groundbreaking next month of their newest venture -- CL3.
To be located at the southwest corner of Clayton Street and Colton Avenue, just off the Cheyenne corridor, CL3's lofts will mix business and home life by incorporating residential, office and warehouse space into a single unit.
Dave Davies, asset manager for Commercial Lofts, said he believes the Cheyenne corridor is a good place for CL3's development.
"We have industrial use on one side of us, and residential on the other, so we're in a nice little conduit," he said. "The scenery is also nice -- to one side you can see the city and the Strip, and to the other you can see the mountains."
Davies said the CL3 project is ideal for commuters who are in the Las Vegas area only a few days a week, and as distribution centers for large corporations.
"The design is also good for the young businessperson," said Kevin Buckley, a broker with First Commercial and sales representative for CL3. "You can work and have your office, storage and residence in one area."
John Nelson, construction manager for Commercial Lofts, said each warehouse space will have 18-foot ceilings, along with an industrial, automatic roll-up garage door.
Each of the development's units will be about 2,100-square-feet, including a 1,160-square-foot warehouse area, a 240-square-foot office area and a 700-square-foot residence area.
Nelson's son Kayne, development manager for Commercial Lofts, said the units can differ by about 400 square feet. John Nelson added that it is possible for buyers to make small changes to the design of their loft unit.
The development will sit on just more than 5 acres and is set to include 43 units, as well as a café, recreational center and an outdoor barbecue area and walking trails. John Nelson said an owner for the café has not yet been selected, though it will be open to CL3 residents and the general public.
The units will include a half-bath and service bar for the office/warehouse space, gas heaters and swamp coolers for the warehouse space, and four parking stalls.
The development also will feature monument signage along Clayton Street, facing the Cheyenne corridor, listing the businesses in the commercial loft village. Each unit is entitled to a 3-by-6-foot sign.
The units are priced between $550,000 to $595,000.
Davies and John Nelson said they would set some restrictions regarding the types of businesses that can operate out of the CL3 development.
"There will be a noise restriction for the property, and no businesses that create toxic waste or anything like that will be allowed," Davies said. "We also won't allow businesses like car shops, or anything that requires heavy machinery."
John Nelson, a native of New Zealand, said the combined residence, office and warehouse spaces have been popular in densely populated areas of New Zealand for several years. Kayne Nelson was involved with a similar development in New Zealand.
The Nelsons decided to bring the concept to North Las Vegas, and said they hope to eventually expand to other western states.
The development's groundbreaking is set for Oct. 15, and the lofts are expected to be ready for occupancy within a year.
