Developers cultivate southwest Las Vegas

Construction in Las Vegas seems neverending, and a number of projects are under way in the southwest.

Presidio Heights is in the Southern Highlands area and encompasses 10 acres in the middle of the master planned community, but it is not actually a part of Southern Highlands. Presidio Heights will be a gated brownstone community with 120 units, developed by OLM. A brownstone is a historical-style apartment house that you would usually find in cities like New York or Chicago. Each residence is three stories high and features a two-car direct access garage.

"Nobody up until this point has done it," said Rich Orosel, co-developer of Presidio Heights. "What distinguishes us is the brownstone. We're a boutique-type project."

Homes in Presidio Heights range from $429,000 to $650,000, and floorplans are available from 1,500 to 2,000 square feet. Presidio Heights is located at 3677 W. Starr Ave. Move-in is scheduled for fall 2007. For information on the community, go to www.presidioheightslv.com.

Located on Las Vegas Boulevard near Windmill Lane, One Las Vegas Condos is a five-tower, 19.5-acre master planned mixed-use space developed by AmLand Properties and the B.S.R. Group. The completed project will feature 24-hour roaming security, valet service, pools and an on-site fitness facility. Floor plans range from 831 square feet to 2,122 square feet, and prices start at $275,000.

Closer to Spring Valley is Pinnacle Las Vegas, a condominium-resort-hotel project developed by the Falcon Group. Developers broke ground on the site on July 11, and move-in is scheduled for late 2009. Pinnacle is located at 4645 Tropicana Ave., across from The Orleans, and encompasses 11.84-acres.

The property will be situated so residents will have a view from Mandalay Bay all the way to the Stratosphere, according to Michael Bellon, development director and managing partner of Pinnacle Las Vegas. Two guard-gated entrances will lead into the development, and a quarter-mile jogging track will wrap around the hibiscus-shaped pool.

Pinnacle will offer four types of residences, including poolside townhomes, bridge suites, penthouses and studios. Bellon became inspired to build the bridge suites when he saw them at the Atlantis Hotel in the Bahamas. "I realized later there's no one else in this country that has the sky suites," Bellon said.

Although the project does have VIP features like the penthouses and bridge suites, Bellon insists he wants to maintain the community feel of the Pinnacle.

In addition, its developers hope to be a "catalyst for the redevelopment of the Tropicana corridor."
