HENDERSON PLANNING COMMISSION

At its Sept. 13 meeting, the Henderson Planning Commission voted to:

* Approve a petition to vacate patent easements located northwest of St. Rose Parkway and Spencer Street. The City Council will hear this item at its Oct. 2 meeting.

* Approve the extension of time for a conditional-use permit for an eating and drinking establishment at 532 Conestoga Way. This was the final action by the Planning Commission.

* Approve a master sign plan for Lake Mead Commons, located at the southeast corner of Lake Mead Parkway and Athens Avenue. This was the final action by the Planning Commission.

* Approve a one-lot commercial subdivision on 24.4 acres, located northeast of Maryland Parkway and St. Rose Parkway. This was the final action by the Planning Commission.

* Approve a 10-lot residential subdivision on 10 acres, located west of College Drive and north of Patti Ann Woods Drive. This was the final action by the Planning Commission.

* Approve an eating and drinking establishment and a waiver to reduce the distance separation from other taverns at 10430 S. Eastern Ave. This was the final action by the Planning Commission.

* Approve the appeal of condition of approval for design review located at the southeast corner of Stephanie Street and Arroyo Grande Boulevard. The commission also voted to approve an appeal of builder's representation of design and appropriateness for area. This was the final action by the Planning Commission.

* Approve the rezone from low-density residential to neighborhood commercial with planned unit development overlay on 2.1 acres located southeast of Horizon Ridge Parkway and Sandy Ridge Avenue. The City Council will hear this item at its Oct. 2 meeting.

* Approve a guesthouse and to allow a pool deck to encroach 6 feet, 11 inches into the front-yard setback where 4 feet is the maximum permitted; and allow a 5-foot, 8-inch-tall view fence in the front-yard setback where 4 feet is the maximum height permitted at 710 Dragon Ridge Drive,

* Approve a 6-foot-tall block wall and a 6-foot-tall, 12-foot-wide, wrought iron access gate to be built within a portion of the front-yard setback where 32 inches is the maximum height permitted, at 424 Misty Moonlight St. The commission agreed the wall needs to be decorative and the applicant must meet with staff to discuss appropriate vegetation. This was the final action by the Planning Commission.

* Approve to an amendment to a previously approved zone change for the purpose of reconfiguring the site layout located at the northeast corner of Horizon Ridge Parkway and Cielo Abierto Way. The City Council will hear this item at its Oct. 2 meeting. The commission also voted to allow an eating and drinking establishment and a waiver to reduce the vehicle travel distance separation requirement to a protected use. This was the final action by the Planning Commission.
